Basic Responsibilities of Tenant and Landlord

For renting a house the relationship of the landlord is very important, and there are some rules and regulation for hiring a house as well as there are some responsibilities and right for both landlord and tenant. They should know all the obligations and responsibilities according to rules and regulations.

There are some obligations and rights of both tenant and landlord and here is a guide for both:

Responsibility of Tenant

  • Don't leave your home empty for a long period.
  • Pay rent according to an agreement on time and keep up to date with your rent.
  • Pay bills and service charges as bills for gas, electricity and telephone as per agreement.
  • Take care of your home and report repairs. You have to responsible for trifling maintenance repairing or replacing anything you've broken.
  • Do not use unsafe appliances
  • Follow rules according to your tenancy agreement regarding smoking, pets, parking, gardening etc.
  • Try not to upset or exasperate your neighbours by your behaviour in a disruptive way.  Ask permission when it's needed to make improvements to the property, sublet or take in a lodger and pass on the tenancy to someone else.
  • Most tenancy agreements contain information about how and when your landlord can get right of entry to the property, for example, if repairs are needed. You are permitted to be given reasonable notice of this. You also have the right to live in your home without redundant intrusion from the landlord. Most tenants have the right to stop the landlord from coming in unless they want her/him too. If your landlord or someone acting on her/his behalf harasses you to make life difficult for you in your home, they may be committing a criminal offence.

Responsibilities of Landlord

  • Repairs to the structure and exterior of the property, heating and hot water systems, basins, sinks, baths and another sanitary ware.

  • The safety of furniture and fittings provided under the tenancy according to an agreement.
  • Make sure that the property is fit for habitation.
